Plowden Arms. Planning Application has been tendered for 8 - yes 8, dwellings on this site plus an 80 sqm public house (basically half of the current bar area).The Application Ref is P20/S1872/PIP. There would be no car park or garden for the pub. Any comments on this development are needed by 25th June. If it is approved, it will mean new developments all the way from the old Garden Centre, through Thames Farm and Mount Ida, plus an old people's village development near Haileywood, through to the new rugby pitches just before the Flowing Spring.

Mr David Bartholomew advises me that objections should be based on the material considerations.
Key aspects are:
- Amenity considerations
- Over-development
- Character of area
- Noise and smell from pub impacting on new first-floor residences
- Traffic generation, parking and highway safety
- Design
- Viability (new pub is clearly too small and has no garden space)
“Please encourage as many residents as possible to respond to the consultation.” We need community links.

We have learnt that emotion and sentiment play little part in planning. The Plowden Arms has been the hub of Shiplake Cross for hundreds of years. It keeps the residents old and young connected. We need as many residents as possible to respond to the consultation. We need to stop to this absurdity.
The final date for objections or otherwise is 6th July. Please make your views known - you can access the online response form HERE.

He has a series of u-tube videos on how to develop pubs, in the countryside and in the green belt. Very educational but shows how the planning system is in favour of those who know the planning rules intimately, which he does. We need to make sure that planning issues are referenced in comments.

Please come to the virtual planning meeting on Monday at 1800. This application is so new that is not on the agenda which was published at least a week ago. The neighbourhood plan, & linked character assessment is currently out for consultation to villagers and statutory consultees, unfortunately the public meetings were postponed due to the lockdown. If people respond to the consultation the plan can proceed. It is a very long process. It would be good to complete it b4 all greenness is lost

Unfortunately we do not have a Neighbourhood Plan which would been about the only way for the community to prevent many of these unwanted developments by providing an alternative viable method of having development take place in selected acceptable locations rather than the ribbon development which is now taking place. Sadly it is unlikely to stop until every possible infill gap is filled.
