Planning Appeal - Final Call for Resident Comments
Deadline: 16 February (tonight)

There are only a few hours left to submit comments on the New Road appeal.
This appeal is not just about one stretch of road. It raises important issues for the whole village - including:
• Whether development outside the defined settlement boundary should be permitted
• How much weight is given to the Shiplake Neighbourhood Plan
• Whether this location genuinely represents sustainable development
• Accessibility and safe walking routes within the village
• The long-term integrity of local planning policy
If you have not yet submitted a comment, there is still time to do so.
Residents may wish to address:
• Settlement boundary & infill policy - the site lies outside the built-up area defined in the Neighbourhood Plan and is not infill. The land is farmed and as such is in open countryside.
• Neighbourhood Plan integrity – significant development has already taken place within and around Lower Shiplake. The Plan was designed to protect the village’s rural character and manage growth appropriately.
• Sustainability & accessibility (TRANS5) – lack of pavements, lack of street lighting, narrow carriageway, pedestrian–vehicle conflict, poor surfaces and muddy sections all contribute to car dependency.
• Real-world experience – how New Road functions day to day, in different weather and lighting conditions.
• Impact on the wider village – this affects community amenity, not just immediate neighbours.
For ease / speed, you can also base your appeal on your original objection, but comments must focus on planning matters and the reasons for refusal (which is based on the above)

Every individual submission is recorded and read by the Planning Inspector. A broad range of independent comments demonstrates the strength and depth of community concern.
The website comment box only allows 576 words, longer objections can be uploaded as documents. If you have photos (which demonstrate any of your points), add those too.
